The studio does not have a bathroom, however, so it cannot be rented by itself, only as additional space to the main house. The studio has a queen bed and large leather l-sectional couch which folds out into a double bed. The space has a 50 inch flat screen TV with it's own Amazon firestick for use. The entire studio has it's own wifi connection as well. The heat and A/C are independent from the main house also. Please note, there is no bathroom in the studio, so be aware of this for larger parties and accessibility during the night. Located on the main floor is 1.5 bathrooms, 1 non-conforming bedroom with memory foam twin daybed mattress and pull out trundle, fully equipped kitchen, living area, and pool room. The second level has 2 bedrooms, the master with a king bed which overlooks Rhode Island street, and the second bedroom with a queen bed. The stairs are quite steep, as it is a preserved and historic staircase. Please note that there is no bathroom upstairs, although one of the bedrooms adjoins the main bathroom downstairs. There are brand new smart TVs in every room, streaming services such as Sling and Netflix and WIFI is also available. Some of the night stands have plug ins for electrical and USB connections. The master bedroom TV is on an articulating mount so you can move it around to any angle of your choosing. The spacious open floor concept is furnished in a beautiful mid-century modern appeal. The flooring is stained concrete, making clean up a breeze if a spill happens to occur. The kitchen is fully equipped with small appliances, a full sized ceramic top range, and refrigerator with ice maker. You will find all the utensils, cooking equipment, and dishes that would make a gourmet cook happy. There’s also a nice assortment of spices and herbs. The dining table has two chairs, however there are four extra chairs in the closet behind the front door to accommodate six at the table. The bathroom…well it’s also newly renovated with some pretty great features. One of my favorites is the washer/dryer unit. Yes, one unit does both! It’s designed for smaller loads and is very convenient. If you need full sized, I’m on site – just let me know and you can use mine. There is also a hanging rack if you want to air dry any laundry items. In addition, there is a dispenser hanging on the newly tiled bath/shower wall which has shampoo, conditioner, and soap. I use good quality products so you can leave your liquids at home! If you happen to forget something, just ask me; I probably have it. If you have small children, they’ll get a kick out of the towel hangers - just their size, just their height. There’s grown up ones, too! This two-bedroom comfortably sleeps four. The good quality mattresses are brand new! The master bedroom has a queen bed that sleeps two. The second bedroom has a daybed which is great for one adult. There is a trundle under the daybed which remains floor level when pulled out. It would accommodate an additional adult. This room is small so if the trundle is being used, the bedroom is full. Upon request, I can provide small child amenities such as pack and play, high chair, etc. The master bedroom has a custom designed closet. It has hanging space, drawers, and shelves. There is a full-sized ironing board and iron. There are luggage racks in each bedroom to keep your suitcases off the floor. Check out the closets! In the hall closet you will find towels, a first aid kit, a nice assortment of games, and children’s books. In the closet behind the front door you will find a flashlight, fire extinguisher, air mattresses and inflator, as well as four folding chairs. What’s outside…there’s a hot tub, a pool, and a charcoal grill. These are in a shared space since I live onsite. I have a shop/building. In there is a pool table, and ping pong table. You’ll also find a few pool supplies like floats, noodles, goggles, etc. Your patio has outdoor furniture as well as a chimera, perfect for relaxing before a fire on a cool crisp evening outside. It’s also a great spot for a hot cup of coffee watching the sun come up over the lake. You can see the golf course which is directly across the lake. You’ll feel like you’re staying in the middle of a park – because you are! Other items to mention: I have this listed as a guest house. It's more of a duplex unit because it is attached to my home (it was once the garage). There's no category to aptly describe the property type. The upside to this that any concerns or need of assistance can be addressed immediately since I’m onsite! When it's time to head home, I make it easy on you. Other than dishes & taking out the trash don't worry about the rest. Just leave the beds undone and toss the used towels in the tub and I’ll take care of getting it ready for the next guest. Built in 2016, this carriage house sits on 2 acres in East Lawrence next to the original 1860s house in which we currently live. It is located 1 mile East of historic and lively Massachusetts Street in downtown Lawrence, Kansas. It includes 2 bedrooms and 2 bathrooms, and sleeps up to 5 in a cozy 950 square foot space. The private balcony makes you feel like you are in a quaint little treehouse which overlooks the drive and yard. In the Summer luscious, big trees keep it protected from the wind. During the winter months when all the leaves have fallen, you can even see the University of Kansas Campus in the distance. Access is limited to the carriage house above the garage, a private balcony, and the backyard which is shared. Please read entire listing details and house rules before booking! Thanks! About the space: There is a flight of stairs to get to the guest quarters. There is no bannister at the top of the landing. Please take that into consideration before you book a stay. Parking is limited to 2 cars maximum, and must be out of the circle drive. There is a dedicated brick-outlined gravel spot at the front of the house for Airbnb guests to park. You will see a green and white Guest parking sign. Please do not block the garages or circle drive as we will need to come and go. NO street parking available. You may use all the appliances and the kitchen is furnished with everything you should need in terms of dishes, silverware, coffee, pots and pans, spices, olive oil, sugar, napkins, paper towels. If you find anything is missing that you might need, just ask! There are sounds machines in each bedroom, as well as lamps. If you need a portable crib for an infant under age 2, please ask as we have one available! There are blinds or curtains in each of the bedrooms. We have also provided an iron and ironing board for your convenience. We will be on the premises in the main house and have one small child. Please be respectful and quiet after 9 pm on weekdays, and after 10 pm on weekends. There is absolutely no smoking OR vaping allowed inside, or outside the house please. There will be potential for mud/wet grass. We have tons of huge, old trees, so there is also potential for falling leaves, nuts, etc. Park at your own discretion knowing these details. There is also potential to hear trains and/or the steam whistle and/or the campanile bell from campus at this property. This is why the sound machines are provided. We come and go via the garage with our cars, so be aware there may be noises when the garage door opens or closes. No pets are allowed at this property.
